The Market is Back!

Jackson Hole Real Estate High-End market is truly back. The 3rd quarter surged above our prior record setting highs of 2007. Q3-2015 volume was 3% higher than the comparable quarter in 2007 on 4% fewer units. Average sales prices jumped 18% on higher sales volume as unit volumes declined 5%. Year to date September 2006 through September, 2015 volume is only 8% behind the peak market of 2007.

Looking at the third quarter of 2015 vs. 2014 average prices reflect robust sales at the higher end with 17 sales reported over $3 million vs. 12 last year. Units selling above $5 million doubled to 8 from 4.

We are also seeing a sales volume jump for Teton Village of 85% with 8 sales over a million vs 5 in Q3 2014. The Condo and Townhome market in the village saw a 142% increase in sales volume YTD. 18 sales at the Village over $1 million this year vs. 6 last year combined with fewer fractional units sold (which declined 21%) to power the overall increase. In total, the number of condos selling for more than $1 million rose to 28 from 10 last year.

Our current *Absorption Rate (*Avg. number of months to sell a property at current (12 month avg.) sales pace. (Change in absorption rate (+/-) since September, 2014). is for properties in the $1.5M-$3.0M Range is 18 months down 7 months. Our “Days on Market” declined for all property types, with condo and single family both falling 82 days.

Hiking is a very popular Summer pastime here in Jackson. We have direct, easy access, to some of the county’s finest and most beautiful hiking spots. Grand Teton National Park, Bridger-Teton National Forest, Yellowstone National Park and the Gros Ventre Wilderness are just a few of the areas within an short drive from Jackson. People come from all over the country and world to visit us and appreciate our natural beauty. Making Jackson your home is a great lifestyle decision. Do you enjoy the great outdoors? Hiking, skiing, fishing, hunting, golfing, swimming, white-water rafting etc.. Than this is the perfect place for you and your family.

Sunday morning my daughter, Zelda, our Corgi and I set out for a great day hike to Goodwin Lake. Goodwin Lake is located in the Gros Ventre Wilderness, accessed via the National Elk Refuge in Jackson, WY.  Goodwin Lake is located at 9500 feet of elevation and is a 6 mile round trip moderate hike. This is a perfect hike for the kids! The trail winds through open meadows and forest, so it’s nice and shady for a hot Summer day. The lake is a small alpine lake with large boulders for diving from. How about the Amangani, voted best hotel in the US in 2013 by US NEWS or stay slope side at the Four Seasons Resort Jackson Hole. Wondering how to get here. Jackson Hole (JAC) has direct air service this winter from, Atlanta, Chicago, Dallas, Denver, Houston, JKF-New York, Newark, Los Angles, Minneapolis, Salt Lake City, San Francisco and Seattle. Jackson is easy to get to, but Jackson is not all about skiing. Jackson is at the doorstep to Teton and Yellowstone National Parks and boasts one of the largest untouched ecosystems in the lower 48. National Parks at your doorstep

Jackson has two National Parks at it’s doorstep. This offers Jackson residents one of only two remaining intact ecosystems in the lower 48 states, The Greater Yellowstone Ecosystem (GYE) is a vestige of wild America. Embracing approximately 18 million acres in and around Yellowstone National Park, the GYE includes some of our nation’s most cherished landscapes and diverse wildlife, including rare trumpeter swans, wolves, one of the last viable grizzly bear populations outside of Alaska, and the largest elk and free-roaming bison herds in North America. Approximately 31,000 square miles in size, Greater Yellowstone contains both our country’s first national park, Yellowstone, and our first national forest, the Shoshone. Established in the late 1800s, Yellowstone and the Shoshone are the wild anchors of Greater Yellowstone, which also encompasses another iconic national park, Grand Teton, as well as five additional national forests in three states and two national wildlife refuges.

  • Water Sports – From Wake-Boarding to Stand-Up Paddle Boarding you can do it all on the beautiful lakes around Jackson. Jenny, Jackson, String and Slide are just a few of our local lakes that will keep you cool and having fun all summer.
  • River Rafting and Floating- Jackson Hole is known for it’s white water! Kids love this activity, or try a Flat or Fish Creek inner tube float to cool off on a lazy summer afternoon.
  • Biking- Here in Jackson we have a fabulous pathways system. Which now incorporates a safe separated paved pathway from the Town of Jackson to Jenny Lake, a one-way distance of over 20 miles with fantastic views of the Teton Range, the National Elk Refuge, and Grand Teton National Park. There are also great mountain bike trails all over Jackson as well as the Jackson Hole Bike Park at the Jackson Hole Mountain Resort. The Jackson Hole Mountain Bike Park has 6 new downhill trails. The Park swaps out jaw-jarring rocky descents for smooth trail beds, banked corners, and buffed landings on terrain suitable for every level of rider—including total beginners.

Spectacular Teton Views and Abundant Wildlife

Proximity to wildlife is one of the many exceptional quality of life experiences Jackson Hole has to offer. Sitting in your living room and seeing migrating elk herds moving by or having a mother and baby moose napping in your backyard are everyday happenings around here. There are not many places in the US can offer these experiences these days. Bison traffic jams are what can cause slow moving traffic here. See link below for more wildlife information.
